Fees applicable prior to your move-in:
Reference Fee - £30.00 per tenant
When the landlord requires a full referencing report we will use an external referencing company to make various enquires including financial checks, identity checks, obtaining landlord references and employer or accountant references.
Administration Fee - £120.00 per Tenancy Agreement
This is a fixed cost fee that can cover a variety of works including but not limited to conducting viewings, negotiating the tenancy, verifying references and drawing up contracts. This charge is applicable per tenancy, and not per individual tenant.
Guarantor Fee - £30.00 per guarantor
This is our fee to cover referencing and to prepare a Deed of Guarantee where required.
Inventory reports – Prices vary but as guide - £80 for a studio to £200.00 for a 4 bedroom house
It is in the interest of both the landlord and tenant to have a written record of the condition and contents of the property at the commencement and at the expiry of the tenancy in order to minimise the chance of any disputes between them. The landlord usually pays for the cost of an independent inventory report at the commencement of the tenancy and the tenant usually pays for the cost of the inventory check-out. Funds for the inventory check out are collected from you at the commencement of your tenancy.
Fees applicable during your tenancy:
Tenancy Renewal Fee - £75.00 per Tenancy Agreement
Change of Tenant Fee: If you are a joint tenant and you wish to move out before the end of your tenancy you can usually find someone to replace you on the Tenancy Agreement (subject to suitable references and landlord approval). Our administration fee for referencing the new tenant and preparing the appropriate agreement and dealing with their Tenancy Deposit is £300.00 including VAT (per new tenant).
Unpaid rent - £30.00 per reminder letter
Early termination Fee – The fee depends on the term remaining on your tenancy and how much rent you pay. If you want to leave before the tenancy agreement ends and your landlord does not agree you will be liable for the rent until a new tenant is found and for cost of finding a new tenant
