FEES TO LANDLORDS
FULL TERMS OF BUSINESS ARE AVAILABLE ON REQUEST:
Letting & Property Management including Rent Collection
Our standard Letting and Property Management commission (including Rent Collection) for long lets will be 10% plus VAT (12% including VAT) for sole agency or 14% plus VAT (16.8% including VAT) for Multiple Agency
Let Only Service
Should you wish to choose the Let Only Service then commission for long lets will be 7% plus VAT (8.4% including VAT) for sole agency or 10% plus VAT (12% including VAT) for Multiple Agencies. The Letting fee is payable in a full advance payment at the commencement of the tenancy.
Property Management Only Service
Should you wish to only select our Property Management Service (i.e. you already have a tenant in situ or another agent has introduced someone to you but you would prefer to use the C J Properties Property Management Service then the fee will be 5% plus VAT (6% including VAT) of the gross rent (this includes rent collection). for each renewal of tenancy.
In the event of the Tenancy being a Short Let, for a period of less than 6 months, the Letting and Property Management commission will be 12% plus VAT (14.4% including VAT). Should you choose the Short Let Service (with no Property Management); the commission will be 10% plus VAT (12% including VAT) .
In the event of the Tenant introduced by C J Properties renewing the tenancy, we will charge you a Renewal Commission. The renewal fee shall be charged at 7% plus VAT (8.4% including VAT).
If you have selected the full Letting and Property Management service then this fee shall be charged in addition to the Property Management fee of 5% plus VAT (6% including VAT). Renewal fees are payable in advance and by the start date of each renewed term.
The tenant usually pays for the cost of an independent inventory report at the commencement of the tenancy and the landlord usually pays for the cost of the inventory check-out. Costs range from £75.00 for and unfurnished studio to £170.00 for a furnished 4 bedroom house. An exact cost can be provided.
